TRIBUTE BUILDING
SACRAMENTO, CA

MatriScope Engineering Laboratories, Inc. has completed the initial geotechnical engineering report for Midtown Sacramento’s newest development, the Tribute Building. Located at the corner of Capitol and 20th street, the four-story, mixed use building sets adjacent to railroad tracks and will feature a 50-foot-high, three-sided mosaic-tile art piece by acclaimed artist, Wayne Thiebaud. Owners originally requested geotechnical recommendations for a pile driven foundation. However, upon soil inspection and testing, MatriScope engineers found that the proposed design did not require such an elaborate foundation system. The final geotechnical report was developed highlighting three possible design solutions: 1) shallow foundation, 2) Rammed Aggregate Pier (Geopiers) in conjunction with shallow foundation, and 3) deep foundations including drilled-in-place pier, concrete filled steel pipe pile, with an auger-cast displacement concrete pile. MatriScope’s comprehensive approach and value proposition solutions enabled project owners to choose a system that best suited their needs. Ultimately, a shallow foundation system was chosen resulting in significant cost savings, expedited project schedule, and more sustainable design.

TRIBUTE BUILDING
 

800 J LOFT APARTMENTS
DOWNTOWN SACRAMENTO, CA

This apartment and retail project is an important component in the completion of the downtown core, adding much needed housing and enlivening the street with ground floor shops and restaurants. The development includes on-site parking, 45 affordable housing units and the ability to attract first class retail, restaurant and entertainment venues to the mixed-use facility. The building is comprised of 210,000 square feet of ground floor retail and restaurant space with 225 apartments above at this pivotal downtown location. This seven-story structure includes three levels of both above-grade and subterranean parking to serve residents and visitors. The hybrid structure is composed of structural precast concrete members and post-tensioned elements, supported by a precast pile foundation. The exterior of the building is almost entirely glass, offering residents exceptional views and ample light.

MatriScope performed special inspections related to building code compliance, reinforced concrete, pre-stressed and post-tensioned concrete, structural pre-cast concrete, masonry, and structural steel.

F65 was named “Best Mixed-Use Project” by the Sacramento Business Journal’s 2005 Best Projects of the Year. This project is approximately 43,000 square feet in two buildings; Building A is one-story and Building B is two-stories which houses ground floor retail and restaurants with trendy and spacious loft living above.

MatriScope was proud to be selected for materials testing services for the entire scope of the project including concrete, masonry, structural steel, and fireproofing.

18TH AND L STREET APARTMENTS
SACRAMENTO, CA

Named “2006 Project of the Year” and “Best Infill Project” by the Sacramento Business Journal’s 2006 Real Estate Projects of the Year, 1801 L Street, completed in 2006, was the largest development in the central district in at least 25 years. 18th and L streets have 10,000 square feet of retail on the ground floor and 175 apartments above. The building is four full stories on all three block faces and bears some resemblance to the design of the old central city blocks.

MatriScope performed inspections and testing including concrete, masonry, structural steel, high-strength bolting, and fireproofing.
