LION CREEK CROSSING AFFORDABLE HOUSING AND PARKING GARAGE PHASE IV
OAKLAND, CA
Lion Creek Crossing is an affordable multi-family housing community located in Oakland, California. This wood framed housing project will consist of four multi-story townhome buildings for a combined total of 72 units. Three two-story townhome buildings will total 14 units (19,000 square feet), with the main building consisting of four wood-frame apartment levels totaling 58 units (55,209 square feet) above a concrete frame podium level that has 72 car stacker parking spaces. This project will also include 2,188 square feet of commercial retail and office space including a community room.
MatriScope provided special inspections and material testing services related to cast-in-place concrete including reinforcing steel, anchor placement, concrete placement inspection, shotcrete, concrete masonry unit and structural steel.

SIENA COURT SENIOR APARTMENTS AND PARKING GARAGE
PITTSBURG, CA
The Siena Court Senior Apartments project will provide 111 affordable housing apartment homes for low-income seniors in Downtown Pittsburg, California. There are three two-story wood frame buildings totaling 73,000 square feet with over 10,000 square feet of retail. In addition, a 2-story precast pre-stressed concrete parking garage offers 100 parking spaces.
MatriScope provided special inspection and material testing services related to; earthwork, cast-in-place concrete, precast pre-stressed concrete, concrete masonry units, metal fabrications, and rough carpentry.

WEST SACRAMENTO, CA
Parkside at City Center is a mixed-use development consisting of three wood-framed buildings with 62 units of affordable housing. The community will include a recreation building with a computer learning center, laundry facilities, exercise room, community/TV room as well as a tot lot, playground area and barbecue areas with tables and benches. There will also be a small commercial/retail space on-site that will be leased to a business providing conveniences to the residents and local neighborhood.
MatriScope performed materials testing and special inspections related to earthwork, reinforced concrete, pre-stressed and post-tensioned concrete, structural pre-cast concrete, masonry, and structural steel.

VALLEY VISTA SENIOR HOUSING AND LOT 8
SAN RAMON, CA
The Valley Vista Senior Housing project will provide 105 affordable housing apartment homes for low-income seniors 62 and older, in San Ramon, California. This project is a joint private/public development including a $13.8 million HUD fund award; the largest awarded for senior affordable housing in the 2007 HUD Section 202 funding round. This 4.7 acre site development is distributed through two separate buildings connected by a sky bridge.
MatriScope provided special inspection and material testing services for the Valley Vista Senior Housing project including earthwork cast-in-place concrete, tendon and anchor placement, structural steel and rough carpentry.

SACRAMENTO, CA
Named “2006 Project of the Year” and “Best
Infill Project” by the Sacramento Business Journal’s 2006
Real Estate Projects of the Year, 1801 L Street, completed in 2006, was
the largest development in the central district in at least 25 years.
18th and L streets have 10,000 square feet of retail on the ground
floor and 175 apartments above. The
building is four full stories on all three block faces and bears some
resemblance to the design of the old central city blocks.
MatriScope performed inspections and testing
including concrete, masonry, structural steel, high-strength bolting,
and fireproofing.

STUDENT HOUSING APARTMENTS
WILLIAM JESSUP UNIVERSITY
ROCKLIN, CA
MatriScope provided special inspection and material testing for the construction of a new Student Housing Apartments at William Jessup University. This $25 million dollar expansion, the apartments will provide the private institution living accommodations for an additional 192 students. The three-story, 24 unit complex with two-story, subterranean parking lot required a mass excavation into the Mehrtan lava formation. The structure included a post-tensioned podium slab supporting the wood-framed housing units.
MatriScope provided special inspections and material testing, services included: proof-rolling observation, soil compaction and moisture tests, pier observation, concrete compression testing, and structural steel inspection and testing.
